Use one written brief
Give each bidder the same location, intended use, approximate area and finish preference. Identify removal, drainage concerns and access restrictions. A consistent brief makes it easier to understand genuine differences in the proposed work.
Compare preparation and completion
Read beyond the concrete line item. Check demolition, disposal, excavation, base preparation, specified reinforcement, joints, curing and restoration. Ask whether permits and work by other trades are included or excluded.
Review changes and payments
Look for a written process for unexpected conditions and scope changes. Confirm payment stages, schedule assumptions and what completion includes. Do not rely on a verbal promise that materially changes the written proposal.
Verify the business doing the work
Before hiring, use Washington L&I’s official verification tool to review the contractor’s current registration and related information. Confirm the actual contracting party and documentation directly. Website appearance alone is not verification of credentials.
